Developer: Motiv Ventures  

Motiv Ventures was entrusted with Rowan Ranch not just for their experience, but for their vision and values. Led by Corey Waldrop, Motiv builds with purpose, blending excellence, empathy, and long-term vision. Their work reflects a commitment to doing what is right for the land, the community, and the families who will live there. With a reputation for closing the gap between vision and reality, Motiv brings leadership, trust, and heart to every project they touch.

Engineering Team: Pape-Dawson, HydroLink, & Evolving Texas 

Three of the region’s most trusted engineering firms came together on this project,  not because they had to, but because they believed in it.

• Pape-Dawson brings technical excellence and deep experience in urban development.
• HydroLink led the initial hydraulic modeling and FEMA coordination for Mary’s Creek.
•  Evolving Texas bringing years of expertise and trusted relationships to lead the Mary’s Creek Basin studies, turning complex challenges into community-driven solutions.

A nationally respected builder with a strong local presence, David Weekley Homes was selected for their design-forward approach and dedication to quality. Their homes at Rowan Ranch will reflect the thoughtful planning behind every component of the Development, with custom-tailored homes built for modern families and designed to last.

Excavation & Utility Contractor: RW Jones

From infrastructure to site shaping, RW Jones brings decades of hands-on experience and a reputation for reliability. Their role is essential in translating vision into reality — preparing the land not only for construction, but also for safe and sustainable living.
